For a flat monthly fee, Orlando Best Villas will handle all administrative requirements for your home. This will include:
- reviewing all monthly utility bills (direct debits to your accounts are recommended),
- filing all state and local taxes, obtaining licenses, administering bookings,
- providing a monthly statement of account,
- providing your guests with an information booklet which will include emergency numbers, safety tips, local maps, attractions, shopping, and restaurants

Pool Service
Orlando Best Villas will provide weekly pool service that includes:- cleaning,
- filter check,
- water level correction,
- testing of water for chemical balance,
- adding chemicals as necessary.

Lawn Care
If your lawn is not maintained by your homeowner's association, Orlando Best Villas will provide lawn care which includes:- regular cutting of the lawn,
- edging, weeding of flower beds,
- spraying the lawn for insects,
- fertilizing

Pest Control
- Your home will be sprayed quarterly on the interior and the exterior perimeter by a licensed pest control expert.

Cleaning Services
The day a rental guest checks out, Orlando Best Villas will clean your home based on the highest standards. The cleaning will include:- all interior areas and exterior entryways,
- notification of any damage or missing items upon departure of the guests,
- complimentary items, in minimum quantities, will be replenished in your home: toilet rolls, hand soap, dishwasher detergent, trash can liners, light bulbs, and paper towels
An annual "spring" cleaning is recommended for all our homes. This will include cleaning out all cupboards, washing baseboards and fans, washing all comforters and blankets, carpet cleaning, etc. This service is charged at an additional fee.

Maintenance, Repair, and Replacements
Any maintenance work provided by Orlando Best Villas will be charged at an hourly rate (minimum 1 hour) plus materials.
Any maintenance work exceeding $200 will require your written approval prior to commencement, unless it is an emergency.
We will charge a flat trip charge for any maintenance performed by an outside vendor that requires us to open the property and stay with them.
Orlando Best Villas will replace any household items that suffer from wear and tear, as needed (ie. Pots, linens, towels, pillows).

Property Account
We ask that you maintain this account at a minimum balance of $1000.00. This account will be used to pay Orlando Best Villas monthly fees, any maintenance, repair, or replacements needed and any utility charges that have not been set up as direct debits.
We will provide you with a monthly accounting of all charges to your property account. A valid credit card number will be kept on file in the event that your expenses exceed your income in any given month. We will notify you prior to charging the card in case you prefer to pay by check.

Check-in and check-out policy
Check in time is 4:00 pm US Eastern Standard time and check out is 11:00 am US Eastern Standard time. All homes must have a key code access.

Bookings
FloridaBestVIllas, our sister company, will promote your villa and ensure your villa is rented to its maximum potential. All bookings will be based on your required revenue for any given week. Whenever you make your own bookings for the villa, we will charge a flat "owner booking fee" for each occurrence to cover administrative costs, including a walk through of the villa and an updated information booklet for the guest. If the walk through proves that a full cleaning, a touch-up cleaning or a repair is needed, it will be done and charged based on the current rates. Rental income, along with rental deposits and security deposits are not collected by Orlando Best Villas. They are collected and held by FloridaBestVillas and your income will be paid to your Property Account at Orlando Best Villas.

Taxation
All owners must have an individual Identification number (ITIN). State sales tax and county tourist development tax are payable on all bookings and are collected directly from the guest. It is YOUR responsibility to notify us by email or fax the income on your own bookings. We will then include it in your tax payment and charge your Property Account. We will provide you with a statement of income annually for your income tax purposes.

Licensing
It is state law that your home is fully licensed if intended for short term vacation/rental purposes. The property will be inspected and licensed by the State of Florida Department of Business and Professional Regulations as a public lodging establishment. You must also maintain a county occupational license if your property is to be rented as a vacation home. Orlando Best Villas will make the necessary applications and charge the filing fees to your Property Account.

Insurance
You are required, by state law, to maintain a rental dwelling liability insurance policy and hazard insurance. Orlando Best Villas must be maintained as an additional insured on these policies and a Certificate of Insurance must be faxed to us to keep on file.

Fire Safety
Orlando Best Villas will be responsible for servicing and tagging your fire extinguishers (one per floor) annually. Your home needs to have a full hardwired smoke detector system (one detector per room), and an emergency backup light system. A fire exit plan of your home will be posted on or by the front door. Pool alarms on all doors to the patio or a pool safety fence is also required. We can arrange to supply any of these items needed. In accordance with state law, we will also have available a smoke detector for the hearing impaired. If a guest requires the use of this unit, it is available free of charge.
